THE PREMISE
Somewhere in your book is a buyer who has seen everything and wanted none of it. Today that conversation ends with "let's keep watching." It could end with a house designed around how they actually live — with you still in it, still representing them, still paid.

What you get in three parts.

You represent the acquisition

The lot or the teardown is still a transaction, and it is still yours. We run zoning review, buildable-area analysis, and feasibility on whatever you bring, so you can advise with real information instead of a guess.

You stay in the relationship

Design meetings, selections, walkthroughs — you are welcome at all of them and obligated to none. At minimum you get written updates through feasibility, design, and financing. You will be the agent who solved it when they sell in fifteen years.

You are paid for the introduction

2.5% of the expressed construction budget, on top of the acquisition commission. Paid at construction loan closing, or at execution of the construction management agreement on a cash build — not at the end of the build.

A resale purchase pays you once. This pays you twice: the acquisition commission on the land, then 2.5% of the construction budget at loan close. Ethos clients typically build 3,000+ square feet above grade, with construction budgets from about $1.3M at entry through $2M and up. On most projects the referral fee is the larger of the two payments.

A referral is a loan of your credibility. We treat it that way.

OPEN BOOK

Real costs, real allowances, visible to your client throughout. Nothing about the budget is a surprise at the end.

FIXED MANAGEMENT FEE

We are not paid a percentage of the project. Our compensation does not grow when the budget does.

WE WILL TELL THEM NO

If building does not serve the client better than buying, we say so early — and you still have your client.

HOW THE FEE WORKS

The referral fee equals 2.5% of the expressed construction budget stated in the construction management agreement, exclusive of land, and is paid at construction loan closing or, on a cash-financed build, at execution of that agreement. A written referral agreement is signed at the time of introduction; the fee is paid to the referring agent's sponsoring brokerage in accordance with Illinois license law. Applies to clients not already engaged with Ethos Builders. Registration is valid for twelve months from introduction.
